How crawl-space foam works

Closed-cell is the usual product under a house. The installer works in a confined space: they ventilate during the spray, isolate combustion appliances, and coat either the underside of the floor joists or the interior of the stem walls. Two-component foam mixes at the gun, expands a limited amount, and adheres to wood or masonry. Thickness is specified in inches because there is no “fill the bay” visual the way there is in a stud wall.

If the crawl is being brought inside the building envelope, vents are sealed, stem walls are foamed, and a polyethylene ground cover is taped so soil moisture does not evaporate into the new “indoor” air. If the crawl stays vented, foam usually goes on the floor underside instead, and the vents stay. Those are opposite assemblies. Mixing them in one bid is how jobs fail.

Why crawl spaces feel worse than the thermometer

January nights near 23°F plus a vented crawl equal cold floors by breakfast. The stack effect then pulls that air up through plumbing penetrations and into hallways. Owners often replace the furnace before they look under the house.

Soil in this valley is not a swamp, but irrigation laterals, poor grade, and leaking evaporative-cooler lines still wet corners of crawls. Foam without a ground cover leaves that moisture in play.

  • Closed-cell on the underside of the floor joists, or
  • Closed-cell on the interior of stem walls with the crawl brought inside the envelope
  • 6-mil or heavier polyethylene on the soil, taped and terminated
  • Sealed vents if the crawl is being conditioned; left open if it stays vented
  • Termite and access details so the space is still inspectable

New Mexico installers still have to follow CID rules and manufacturer ignition-barrier instructions. A crawl is a confined space. Ask how they ventilate during the spray and when you can reoccupy the house.

My house is on a slab. Do I have a crawl space?
